Think about what you can do to get your property ready to list. As a home investor you want to get the most bang for your buck but you also need to think about painting the picture of your property so it will stand out against its competition.

Have handy a copy of the deed and lot map which shows where the property lines are, that’s always important to prospective buyers. You can get that at your local city or town hall.

Make a list of what type of improvement that you’ve completed on the property. Is there a new roof? If so include a transferable warranty. Does it have new windows? What is the energy efficiency rating? Also remember to include all warranties on new appliances too. Buyers love warranties.

If there’s a septic tank on the property getting a map of the location is always helpful when the new prospective buyers are thinking of putting in a ground swimming pool. Buyers are always looking for energy efficiency, so if you have any information on your utility bills from the last 6 months have those at the ready for emailing.

Staging the home is always a great idea if it`s in your budget, it allows the prospective homebuyers to see themselves living there. The longer they stay in the property the more they’re picturing themselves there and connecting with your home. The more preparation that you do prior to getting your investment on the market for sale, the easier will be when you receive offers.
